STEP 1  
Project Definition 

Listening and understanding our clients’ needs is key to ensure the success of the property search. We work for the buyer and not for the seller ensuring that the buyer’s interest is protected at all time.

At the outset of the process, we ask buyers about their needs and preferences to determine what their ideal home looks like. We will help you understand the type of home you can afford in the current market.

 

If you're not a local, a buyer's agent can provide you with the inside scoop on schools, neighborhoods and more. Even if you're from the area, they may be able to provide you with details about zoning or taxes that you might not know about.

STEP 2
Finding Listing

We conduct an exhaustive search using all available channels to pre-select only the places that truly match their criteria. We will send buyers any properties that match their needs and price range.

 

We organize a fully optimized agenda so that the costumer doesn’t waste any time. 

We will make all the calls, coordinate the viewings, and provide you with a well-organized viewing schedule.

Our objective is to find a quality product, with the best location and the best price.

 

We use many different sources:

 

  • Agency websites

  • Online real estate platforms

  • Local real estate agents

  • Partner agents that may have silent listings & pre-market listings

STEP 3
Negociation Process

The negotiation process is fundamental. Buyers are often unsure on how to conduct negotiations and end up purchasing properties at prices higher than their real value. Getting the best agreement requires a high knowledge of the market and strong negotiation abilities.

 

The buyer’s agent will advise investors on an appropriate price to offer and present it to the seller’s agent.  This is where the agent’s experience in negotiating deals can save you money and help you avoid pitfalls.

 

For any given property we will assess the real value of the property, collect background information to best understand the circumstances of the sale (reason & origin of the property, time on the market, inicial published price…) and then determine a strategy to secure the property at the best acceptable price.

 

As per our experience we can reach a 5%-15% discount on the initial price of the property.

STEP 4
Support Services

Technical evaluation is fundamental to understand the current condition of the property. We will take care of evaluation of the property in order  to avoid any unknown future issues such as improvements, necessary work, etc.

 

We support customers to verify all property’s legal issues, find out if it has any encumbrances (e.g. Common hold, debts, mortgage…), prepare necessary documents for the purchase (private contract, deposit agreement..) and put you in touch with professional lawyers that take care of the property registration.

 

We work for you to minimize costs and headaches to guarantee that all necessary procedures are completed quickly and easily.

STEP 5
Post Purchase Service and Property Management

Once the property has been purchased, our team offers a post-purchase service to guarantee that all procedures are correct in order to ensure that the costumer is highly satisfied.

 

We offer property management services to ensure that your apartment is rented and taken care of. We look for solvent tenants with a proven track record to protect customers’ interest.

We analyze the rental market to maximize return on investment.
